How to get a seller to accept your offer
See the house ASAP.
The good ones go fast.
Be decisive.
Sellers prefer buyers who know what they want. If you can’t decide, or think you need a second look, just move on. It’s not the house for you.
Write a simple, clean offer.
This isn’t the time for odd requests or complicated provisions (unless they benefit the seller). Keep it simple.
Learn about the seller’s situation.
We’ll call the other agent and learn everything we can about the seller’s situation. Frequently, we can get information that allows us to better tailor our offer to their needs.
Make the other agent want to work with us.
The seller’s agent can strongly influence which offer the seller chooses. We do everything we can to let the seller’s agent know we will be pleasant to work with so that they can communicate this to their client.
Include a strong lender letter.
We need to have a lender letter on file and be able to confidently tell the listing agent who your lender will be. Sellers like buyers who have a reputable local lender and know what lender they’re going to use.
Stand out from the crowd.
Based on the situation, and what we’ve learned about the seller, we’ll consider specific provisions that make your offer stand out from the crowd.
