Today we installed our new Feature Plates at one of our new listings (a modern farmhouse in Black Forest). We’ve been working on this concept for years, and have finally developed a product that accomplishes our goal of showcasing a home’s features details to buyers in an attractive way.
Circa’s Feature Plates are a way that we can gently guide a buyer through our home, reinforcing what they’re seeing and answering questions they may have. (What type of countertop is this? Are these real or engineered hardwood floors? How many acres is this lot? What are HOA fees like? Are these appliances included?)
We also use these to showcase unique features to a home that may not be obvious. This particular home, for example, features a fire suppression system and central vacuum – major upgrades that contribute to the value of a home but aren’t immediately visible to a buyer.
Theoretically, a buyer will have seen all this information when they first saw the listing online, but most buyers forget the details. This is our chance to “sell” the features of the home even when the buyer is viewing the home with their own agent.
We also use them to point out community features like nearby parks and trails. In this home, we used our Feature Plate to show buyers how the home office was designed from the framing stage to easily convert to a fifth bedroom with a walk-in closet. And of course, it’s a good way to remind buyers and their agents to please leave the lights on – our listings usually get a lot of showings and we want the lights on for all of them!
