We measure the square footage of most homes we list instead of using the tax assessor’s measurements like most real estate agents, because the county tax assessor’s measurements are often wrong, especially on custom homes.
In this case, it was wrong by a lot, resulting in a discrepancy of 269 square feet. Being able to advertise accurate square footage was crucial for this home, as the assessor’s square footage was under 2,000 (a common minimum square footage search filter for buyers), and our measurements brought the home up to an accurate 2,261 square feet.
We sold this home for the first time in 2015, and represented the seller. In the meantime, we met the buyer at church and became friends, and when they were ready to move closer to town in 2019, we were thrilled to be given the chance to sell this charming home a second time!
